Plumbing Problems in La Habra Homes

La Habra has two housing ages under one ZIP code and they behave nothing alike. The town grew up on walnuts, citrus and oil. The Pacific Electric line came through in 1908, Standard Oil opened the Coyote Hills field a few years after, and by 1913 there were enough workers arriving that people were living in tents. La Habra incorporated in 1925 with three thousand residents. The blocks laid out in those decades are still standing. Everything else went up after the war, on the flat, in tracts.

Houses From the Downtown Era

Pre-war houses in La Habra were built on raised foundations with crawl spaces, plumbed in galvanized steel and drained in cast iron. Galvanized pipe rusts inward. The bore closes over decades until the shower on the far side of the house barely runs and the first water of the morning comes out discolored. There is no way to clean it out from inside, because what has closed the pipe is the pipe. The advantage of a raised foundation is that all of this is reachable without breaking concrete, so a repipe in one of these houses is a straightforward job done from underneath. The other thing a crawl space gives you is warning: a supply leak shows up as damp soil and a musty smell in the floor rather than as a slow ruin under a slab.

The Postwar Subdivisions

The tracts that filled in the flat parts of the city after the war sit on slab. Copper supply lines were routed through the concrete, and clay or cast iron laterals were run out to the street. This is the housing stock that produces the slab leak calls, and it is also where root intrusion shows up, because the trees planted along those streets in the fifties are now large and their roots are down at pipe depth. The two problems are unrelated but they arrive at about the same age, which is why we tend to look at the whole system rather than the one thing that was reported.

La Habra Slab Leak Detection and Repair

A slab leak is a pressurised water line failing inside or under the foundation. Because it is under pressure it runs constantly, and because it is under concrete none of that water is visible. Slab leak repair in La Habra starts with locating the failure to within a small area, since that determines how much floor has to come up.

Causes

  • The soil around the pipe corroding it from outside until the wall is breached
  • Friction at a point where the line touches rebar, gravel or concrete and moves against it
  • Distortion of a run held rigid in concrete when the ground shifts under it
  • A fault dating from installation, such as a poor joint or a line resting on something sharp

Symptoms

  • Running water audible in a quiet house with nothing turned on
  • A water meter that continues to register with every fixture off
  • Bills increasing across successive months for no reason
  • A warm area on the floor, indicating the hot line
  • Damp at the foot of a wall, or flooring that has begun to lift

Choosing Between a Repair and a Reroute

We find the leak acoustically and by isolating each run under pressure, then mark it before anything is cut. One break in a line that is otherwise in good order is repaired through a small opening and the floor made good. A line that has already been repaired once, or a supply system that is failing at several points, is better taken out of the slab altogether and rerouted, or replaced end to end with a copper repipe. Opening the same floor a third time is where the arithmetic turns. You get both prices before we start, and leak detection is what makes them meaningful.

La Habra Drain Cleaning

More La Habra calls are about drains than about anything else. Drain cleaning in La Habra covers grease in the kitchen line, hair and soap in the tub or shower waste, the slow bathroom sink with a loaded trap, the laundry drain that comes up when the machine empties, and the toilet that will not clear. What we determine first is where the obstruction sits, at the fixture, in the branch, or out in the main, because that decides which machine comes off the truck.

Cabling cuts an opening through the blockage and the water starts moving again. The film on the pipe wall that produced the blockage is untouched, and it will collect the next lot. A kitchen line cleared this way commonly closes again inside a year. Hydro jetting takes the wall back to clean pipe with water at high pressure, which restores the full diameter instead of a hole through the middle. For drains that keep going down on a cycle, see recurring clogged drains, and for scheduled clearing see our rooter service.

La Habra Sewer Camera Inspections

A blockage in one fixture is a fixture problem. Two fixtures backing up together, or a toilet that bubbles when the bath drains, is a lateral problem, and the lateral is the pipe you cannot see. We inspect it with a camera on a push rod that reports depth as it goes, so the finding comes with a distance attached. What the picture shows changes the job entirely: roots through a joint, a section that has dropped into a belly and stands full of water, a crack, a length that has been crushed or pushed out of line, or a pipe in sound condition that only needed cleaning. Older La Habra laterals produce all of these. The recording is what decides whether sewer services in La Habra means a single repair, a trenchless replacement that spares the drive and the planting, or an open trench. It is also the check we would want run on any older house before buying it.

La Habra Water Heater Repair

The call comes in as no hot water, and behind that description are half a dozen unrelated faults. Water heater repair in La Habra starts with testing to find which one applies before any part is fitted.

Where the Fault Usually Lies

  • The thermostat, either failed or turned down. We set them to 120 degrees, which supplies the house without accelerating scale or risking a scald.
  • An electric element that has burned out under a layer of scale.
  • The dip tube, which delivers incoming cold to the bottom of the tank. When it splits, cold water joins the hot at the top and leaves straight away, and plastic pieces appear in the aerators.
  • Gas control valve, thermocouple or burner assembly, giving a pilot that drops out or a unit that will not light.
  • Sediment lying across the tank floor, insulating the water from the burner and making the heater knock.
  • A tank with less capacity than the household needs, which runs cold before the last shower is finished.

Typical Repairs

  • New thermostat, element or dip tube
  • New gas control valve, thermocouple, burner or temperature and pressure relief valve
  • Repair of a leaking union, nipple or isolating valve at the top of the tank
  • A full drain and flush to clear the sediment layer
  • A new anode rod where the tank is still worth protecting
  • A larger tank or a tankless unit where the issue is capacity. See water heater installation.

La Habra Water Heater Replacement

Gas heaters in this area tend to run 6 to 8 years, electric ones 8 to 10, and hard water takes time off both. The manufacture date sits inside the serial number on the data plate, so the age is a fact rather than an estimate, and it is worth knowing before spending money on a repair.

Signs the Tank Has Reached the End

  • Water underneath the body of the heater. A split in the steel shell cannot be repaired. Fittings and the relief discharge get checked first, because those are repairable and are often what is actually leaking.
  • Rust around the cold water inlet or the relief valve, which means corrosion has already come through from the inside.
  • Loud rumbling on the heating cycle, from sediment on the floor of the tank or an anode rod that has been consumed.
  • A second repair on a heater past ten years old, where the part costs a significant fraction of a replacement.

Hard Water in North Orange County

Water in this part of Orange County carries a high mineral load. Heating brings that mineral out of solution and deposits it on the hottest surfaces in the system. Inside a gas water heater it forms a crust across the tank floor above the burner, which then has to run longer to heat the same volume while the steel above it exceeds the temperature it was built for. That is the usual reason a heater fails well before the number on the warranty. In an electric heater the deposit builds on the element until it fails. Away from the heater, the same mineral is what blocks aerators, coats shower heads and shortens the life of mixer cartridges. Flushing the tank annually removes the loose sediment before it can do that. In a house that has already replaced two heaters early, a softener deals with the cause.

La Habra Plumbing FAQ

How soon could someone be here?

Call during office hours to schedule an appointment. After hours, the emergency line reaches a plumber.

What are the office hours?

Monday to Friday, 7:30am until 5pm. Saturday, 8am until 12:30pm. Closed on Sunday. The emergency line is answered at any hour, on any day.

Do you work on Saturdays?

Yes, Saturday mornings until 12:30 are normal scheduled work. Sunday work is emergencies only, booked through the 24-hour line.

Are estimates free?

They are. We look at the job and give you the price before starting. Where the diagnosis needs equipment on site, a sewer camera being the common case, that cost is quoted and agreed first.

Is the company licensed and insured?

Yes. One Way Rooter & Plumbing works under California contractor license #537893 and carries both bond and insurance. The license is a public record and can be looked up on the CSLB site.

Do you cover all of La Habra?

The whole of 90631. We also work across the county line and along the border in La Habra Heights, Brea and La Mirada.

Our pre-war house has low pressure at the back bathroom. What is that?

In a house of that age it is usually the supply pipe rather than the fixture. Galvanized steel rusts closed from the inside, and the fixtures farthest from the meter lose flow first because the water has to travel through more of the restricted pipe to reach them. Discolored water on the first draw of the day points the same way. On a raised foundation the pipework is accessible from the crawl space, which makes replacing it far less disruptive than the same job over a slab.

Do you handle work in Orange County as well as Los Angeles County?

Yes. La Habra is in Orange County and has been part of our service area since we started. The license is a state license and applies across both counties.
